Purpose of the loan - acquisition of residential property - an apartment or an individual residential house (cadastral documents drawn up for the residential property are required)
Interest rate:
29% per annum if the down payment is not more than 40%;
27% per annum if the down payment is more than 40%.
Term – up to 10 years.
Maximum loan amount – up to 1,000,000,000 UZS
Collateral - Pledge of the purchased residential property and credit default insurance policy (for the missing part of the collateral) for the entire term of the loan*
Important to know – The collateral value is agreed upon between the bank and the client in accordance with the requirements of the bank's credit policy, and if the credit committee considers the market value of the residential property to be overvalued, it has the right to reduce the value of the residential property;
Important to know – The Collateral (Property) insurance policy, as well as the loan default risk insurance policy, are issued for the entire term of the loan, and payment for the policy must be made by the borrower for the entire term of the loan in one lump sum for the entire period before the loan is issued. Payment for insurance in installments is not allowed. Insurance of apartments in multi-apartment residential buildings in the primary market is not compulsory.
Down payment – at least 25 percent.

Review and response on issuance or refusal of a loan is carried out within 15 banking business days.
What expenses does the client bear to obtain a mortgage loan?
Payment of the initial payment, payment for comprehensive insurance of the mortgage loan (except for insurance of an apartment purchased on the primary market), payment for registration of cadastral documentation, payment for registration of a pledge agreement (mortgage) at a notary's office (when purchasing residential property on the secondary market).
How is the transaction carried out?
After the loan is approved, the bank sends a letter of commitment to the notary to register the transaction. Based on the letter, the seller registers the residential property in the name of the buyer, and the bank, in turn, registers the residential property as collateral. The purchased property becomes collateral. When the collateral is registered and the equity portion of the purchased residential property is paid, the bank transfers the money to the seller's account.
In what order is the loan repaid?
The repayment is made monthly, with a grace period of up to 3 months or without a grace period, using the annuity method (equal payments every month).
- Borrowers — individuals (including self-employed persons) residing in the Republic of Uzbekistan;
- Age limit — from 20 years old to 65 years old inclusive at the time of loan application;
- Follow debt burden — monthly loan payments (including other existing loans) should not exceed 60% (or 50% from January 1, 2025) of monthly income;
- Absence of negative credit history according to the bank's credit policy, debt in the database of the Bureau of Enforcement (BIE) under the Prosecutor General's Office of the Republic.

- Certificate of registration as a Self-employed person (only for self-employed persons)
- Information on confirmed income statement for the last 12 months (in case of availability, the Bank may independently obtain this information from external databases upon the client's consent);
- Preliminary agreement for purchase of residential property (the template of the agreement can be provided by the Bank);
- If necessary, additional documentation that the Bank's officer may require to analyze the client's creditworthiness and study the purchased residential property.
- data on salary and equivalent payments for the last 12 months (if the length of service is less than 12 months, for the period actually worked, but not less than 6 months). The data can be in the form of a reference from the place of work, with the employer's confirmation in the established manner, or obtained by the bank independently from external sources.
- data on the amount of the pension, received from the pension fund or by the bank independently from External sources for the last 12 months (if the pension was received for a period of less than 12 months, for the period actually earned, but not less than 6 months).
- data on income received in the bank accounts of an individual (except for self-employed individuals) continuously for the last 6 months, including dividends, property rent, interest on deposits, international money transfers. Other transfers from the accounts of other persons, transfers between your own accounts are not taken into account as income;
- data on income received on deposit and card accounts of self-employed individuals continuously over the last 6 months. Transfers from accounts of other individuals, as well as cash contributions to accounts, can be accepted as income of a self-employed individual. Received financial assistance, received loans, transfers between own accounts are not taken into account as income;
- data on taxes paid by individuals over the last 12 months (if the tax payment period is less than 12 months, for the period actually paid, but not less than 6 months). The data can be in the form of a certificate from the tax inspectorate, certified in the prescribed manner, or obtained by the bank independently from External sources (if technically possible).
